Bartlett is mostly a 1960s to 90s city. Elmore Park, Ellendale, Oak Forest and the streets off Stage Rd and Bartlett Blvd were largely built between 1965 and 1990; Davies Plantation, Daybreak, East Hampton and Stonetrace are 1990s to 2000s; and the newest construction is on the far northeast side toward Brunswick and Hwy 70. Ranch houses on crawlspaces are common in the older part, two-storey slab homes in the newer, and a third-generation system is normal in the 1960s and 70s stock.

The older streets have mature trees and shaded lots, which is good for the cooling load and hard on condenser coils in spring.

What Bartlett homes usually need

1960s to 80s brick ranches and split-levels on crawlspaces or slab along Stage Rd, Bartlett Blvd and in Elmore Park and Ellendale, often on a second or third system with original ductwork; 1990s to 2000s two-storey slab homes with attic air handlers in Davies Plantation, Daybreak, East Hampton and Stonetrace; and newer construction on the northeast edge. Gas furnace with central AC is typical; heat pumps are more common in the newer subdivisions.

Third-generation systems on first-generation ducts

A 1968 ranch on its third system usually still has the 1968 ductwork. Equipment sized by rule of thumb on leaky ducts runs long and loud; we check static pressure before we recommend anything.

Crawlspace duct leakage and humidity

Older Bartlett ranches with ducts in the crawl pull in damp air through open joints. Sealing and insulating the runs cuts humidity and the power bill at the same time.

Condensers buried in leaves and cottonwood fluff

Shaded lots in Elmore Park and Ellendale load outdoor coils quickly. A spring coil cleaning is the cheapest capacity you can buy.

Upstairs comfort in 1990s two-storey homes

Davies Plantation and Daybreak homes often run hot upstairs on a single system. Duct balancing, a return fix or a second zone usually solves it.

What we do in Bartlett

Bartlett homeowners ask

Which Bartlett ZIP codes do you cover?+

38133, 38134 and 38135, which takes in Elmore Park, Ellendale, Oak Forest, Bartlett Station, Davies Plantation, Daybreak, East Hampton, Stonetrace and the Brunswick side.

My 1970s ranch is on its third AC. Repair or replace?+

It depends on the repair and the ductwork. If the unit is past 12 years and the fix is a compressor or coil, replacement usually wins, and a new system installed runs $6,500 to $18,000. If the ductwork is leaking, that gets addressed first or the new unit underperforms too. The in-home estimate is free.

Can you clean ducts that run through a crawlspace?+

Yes. We put the system under negative pressure and agitate every run from the registers and the air handler, so it does not matter whether the ducts are in the attic or the crawl. Single-system homes run $399 to $699.

Are you licensed in Tennessee?+

Yes. We are licensed in Tennessee as well as Mississippi, and Bartlett's Code Construction office requires a licensed contractor of the trade to pull mechanical and gas permits, which we do.

How fast can you get to Bartlett?+

Next-available or next-day windows on most weekdays; Bartlett is about 35 to 45 minutes from the shop and rides with Cordova and Lakeland on the same route. Emergency and after-hours service is available.
