Housing is a real mix. The blocks around the square have early- to mid-1900s homes on piers and crawlspaces with retrofit ductwork, often a furnace in the crawl and supply runs under the floor. Around that are 1970s to 90s subdivisions, and then the big wave of 2000s to 2020s builder homes: Lakes of Cedar Grove, Jefferson Estates, Forest Meadows, Creekside Meadow and the new construction still going in south and east of town.

For us that means two very different jobs on the same day: crawlspace duct repair and sealing on an older house near downtown, and a 15-year-old builder-grade heat pump that needs a compressor decision in a 2008 subdivision.

What Hernando homes usually need

Older homes near the square are often pier-and-beam with crawlspace ductwork and a retrofit system; 1970s to 90s homes are slab ranches; and the 2000s-onward subdivisions are builder-grade slab homes with attic air handlers, many on original 13-SEER equipment now 12 to 18 years old. Larger lots on the edges of town sometimes carry two systems or propane heat.

Crawlspace duct leakage and moisture

Sagging flex, open joints and sweating metal ducts in a humid crawlspace pull damp air into the house and waste conditioned air under it. Sealing and re-supporting the runs usually fixes more than people expect.

First-generation failures in 2000s subdivisions

Compressors, coils and blower motors in the 2005 to 2012 builds are reaching end of life on the same calendar. We see it in Lakes of Cedar Grove and Jefferson Estates every summer.

Heat-pump defrost and backup-heat calls

Hernando has more all-electric heat pumps than the older part of the county, and a winter no-heat call often turns out to be a defrost board or an auxiliary heat strip, not a dead compressor.

New-construction dust

Homes finished in an active subdivision often have drywall dust in the ducts from day one. A camera look settles whether a cleaning is needed before you move the furniture in.
