Spring & Fall HVAC Maintenance Checklist: What a Tune-Up Does
What to do yourself monthly, what a licensed tech does at a spring or fall tune-up (coils, charge, capacitors, safeties, static pressure), and the cost.

Change the filter monthly and keep the outdoor unit clear yourself. Twice a year, have a licensed tech clean the coils, verify refrigerant charge by superheat and subcooling, test capacitors and safeties, check the heat exchanger and combustion, clear the condensate drain, and measure static pressure. What should you do yourself, and what should you leave to a technician?
Most of the maintenance that keeps a Mid-South system alive is boring and free. ENERGY STAR's maintenance checklist tells homeowners to inspect, clean, or change the air filter once a month in a central air conditioner, furnace, or heat pump, and that single habit does more for airflow and coil life than anything else on this page. A clogged filter starves the evaporator coil of air, drops the coil temperature, and is a common reason a Memphis system freezes up in July.
Beyond the filter, keep roughly two feet of clear space around the outdoor unit, rinse pollen and cottonwood fluff off the condenser fins with a garden hose (gently, never a pressure washer), pour a cup of water down the condensate drain access to confirm it flows, and change thermostat batteries in the spring. Listen for new noises and watch for water around the indoor unit.
Everything that involves refrigerant gauges, electrical testing, combustion analysis, or removing panels with power on belongs to a licensed technician. The EPA requires Section 608 certification for anyone who handles refrigerant, and gas-furnace safety checks are not a homeowner job. What does a real tune-up actually include?
A tune-up is not a filter change and a thumbs-up. ENERGY STAR's technician checklist includes checking thermostat settings, tightening electrical connections and measuring voltage and current on motors, lubricating moving parts, inspecting the condensate drain, and checking system controls through a full start and stop cycle. Cooling adds cleaning the evaporator and condenser coils, checking and adjusting refrigerant level, and cleaning and adjusting blower components. Heating adds checking gas connections, gas pressure, burner combustion, and the heat exchanger.

The two items most often missing from a cheap tune-up are the refrigerant charge verified by superheat and subcooling rather than by eyeballing a gauge, and a static-pressure reading across the air handler, the quickest way to catch a duct or filter problem that is quietly shortening the blower's life.

Why spring before the first 95-degree week, and fall before the first freeze?
ENERGY STAR says it plainly: check the cooling system in the spring and the heating system in the fall. The Mid-South reason is scheduling. Once Memphis hits its first stretch of mid-90s, every shop's board fills with no-cool calls, and a tune-up that would have caught a weak capacitor in April becomes a same-day repair in July. Spring visits in March through May find problems while the calendar is still open.
Fall is about safety as much as comfort. A gas furnace that has sat idle since February needs its heat exchanger, ignition, gas pressure and venting checked before it runs all night during the first hard freeze. Heat pumps need their defrost cycle and auxiliary heat verified before a January ice event. September through early November is the window, and Comfort Club members are scheduled automatically so nobody has to remember.
What does a tune-up cost compared with a Comfort Club plan?
A single tune-up is quoted in writing when you book, like everything else we do. For most homeowners the plan is the better math. If you would rather pay per visit, that is fine too; just make sure whoever you hire is doing the items in the table above and handing you the readings, not a checkbox sheet.
One honest caveat: maintenance is not a warranty. A tune-up lowers the odds of a breakdown and catches wear early, but a 15-year-old compressor can still fail the week after a perfect visit, and no amount of coil cleaning changes that. What maintenance does not fix
A tune-up cannot make an undersized or oversized system the right size, and it cannot fix ductwork that leaks into the attic or is too small for the blower. If your house has rooms that never cool, short cycling, or sweating registers, a maintenance visit will document it with a static-pressure reading, but the fix is a duct or equipment conversation, not another cleaning.
It also cannot repair a cracked heat exchanger, a failing compressor, or a refrigerant leak. Those get found on a tune-up and quoted separately, in writing, before any work starts. And it will not bring a 2005 R-22 system back to efficiency it never had. How do you know the tune-up was real?
Ask for numbers. A real visit produces a written report with the refrigerant superheat and subcooling readings, the capacitor microfarad readings against their rated values, the temperature split across the coil, the static pressure, and photos of the coil, the drain, and the flame or burner. If the report is a list of checkmarks with no values, you cannot tell this year from last year, and neither can the tech.
Expect the visit to take a meaningful chunk of an hour or more, not ten minutes. Expect the outdoor coil to actually get washed. And expect an honest verdict on what is wearing out versus what needs attention today. The Mid-South seasonal checklist
Print this and stick it inside the furnace closet door. It is the homeowner half of the job; the technician half is the table above. Between the two, most Mid-South systems stay out of trouble, and when something does wear out it gets found in April or October instead of on the hottest or coldest day of the year. Dates are approximate; the weather decides.
- March to May: spring tune-up booked; filter changed; condenser rinsed and cleared; drain line flushed.
- June to August: filter monthly; watch for ice on the line set or water at the air handler; keep plants trimmed back.
- September to November: fall tune-up booked; test heat once before the first cold night; CO and smoke alarm batteries.
- December to February: filter monthly; keep heat-pump units clear of leaves and ice; note any burning smell that outlasts the first day of heat.

Frequently asked questions
How often should an HVAC system be serviced?+
Twice a year: the cooling side in spring and the heating side in fall, which is what ENERGY STAR recommends. Heat pumps run year-round, so they benefit from both visits as much as a furnace-and-AC pair does.
Is an HVAC tune-up worth the money?+
Usually, if it is a real one. Clean coils, correct charge and tested capacitors lower run time and catch the common summer failures early. A checkbox visit with no readings is not worth much; ask for the numbers and photos.
Does a tune-up include adding refrigerant?+
A tune-up checks the charge. If the system is low, it has a leak, and adding refrigerant is a repair that gets quoted separately in writing. Topping off without finding the leak just delays the same call.
What month is best for an AC tune-up in Memphis?+
March through May, before the first run of mid-90s days. Schedules are open, parts are on the truck, and a weak capacitor found in April does not become a no-cool call in July.
